Buying a Home with Smart Features: Questions to Ask
Smart features should make everyday life easier. Before treating them as a selling point, understand what stays with the home, what it costs to operate and how ownership will transfer.

Get clear about what is included
Ask for an inventory of connected thermostats, locks, cameras, lighting, appliances and control equipment. Clarify which devices, hubs, remotes and accessories are included in the purchase agreement. A feature shown during a tour may depend on equipment or a service that does not transfer.
Ask for a demonstration and the ongoing costs
Have the seller demonstrate the functions you care about. Ask about internet requirements, subscriptions, warranties, installation records and manufacturer support. Request utility records and written estimates for repairs or upgrades instead of assuming a particular energy saving or resale premium.
Plan a secure handoff
Agree on an account and device transfer plan before closing. The FTC advises buyers and sellers to address connected devices and reset them as appropriate. Follow each manufacturer’s instructions, remove prior account access and set up your own accounts and passwords. Transfer necessary information securely; do not put access codes in public listing materials.
Treat technology as part of the home review
Ask your inspector or an appropriate specialist what they can evaluate. A device responding during a showing does not establish the condition of the wiring, equipment or wider system. Keep manuals and service information where you can find them.
